The U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) certification program is an internationally recognized performance rating system for the design, construction, and operation of real estate assets. Shorenstein pursues LEED wherever certification is appropriate for the property type. While not all properties are designated LEED by the USGBC, Shorenstein operates all properties to the LEED for Existing Buildings standard, including green cleaning practices, integrated pest management, waste and e-waste recycling, and energy and water efficiency standards across the entire portfolio. Our Green Building Construction Standards require all construction and tenant improvement projects to meet the LEED Interiors criteria for indoor environmental quality, energy, water efficiency, sustainable materials procurement, and waste management.

ENERGY STAR building certification is part of the U.S. Environmental Protection Agency's (EPA) broader program for rating the energy efficiency of a wide range of products. Shorenstein began voluntarily benchmarking building energy performance using the ENERGY STAR Portfolio Manager tool in 2008 and benchmarks all eligible buildings.
The ENERGY STAR program rates the energy efficiency of buildings on a 1 to 100 percentile scale. A score of 75 means that a building is more efficient than 75% of comparable buildings.
